These Terms of Use govern your access to and use of the IJM Building Services LTD website (the "Site"). By using the Site you agree to these terms. If you do not agree, please do not use the Site.
1. About us
The Site is operated by IJM Building Services LTD, a company registered in England and Wales. Contact details are listed in our Legal Notice.
2. No professional advice
Information on this Site is provided for general information only and does not constitute professional construction, architectural, engineering, surveying or financial advice. Any project will be the subject of a separate written contract setting out scope, price and responsibilities.
3. Enquiries are not contracts
Submitting a consultation or contact form does not create any contractual relationship. We will respond to discuss your project, and any engagement will only be binding once a written agreement has been signed by both parties.
4. Intellectual property
All content on this Site — including text, photographs, project imagery, graphics, logos and the IJM name — is owned by or licensed to IJM Building Services LTD and protected by copyright and trade mark law. You may view and print pages for your personal, non-commercial use. You may not reproduce, republish or use any content for commercial purposes without our prior written consent.
5. Acceptable use
- Do not use the Site in any unlawful or fraudulent way.
- Do not upload material that is unlawful, defamatory, infringing or contains malware.
- Do not attempt to gain unauthorised access to the Site or its underlying systems.
6. Limitation of liability
To the fullest extent permitted by law, we exclude liability for any indirect, special or consequential loss arising from your use of the Site. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited under English law.
7. Third-party links
The Site may contain links to third-party websites. We are not responsible for the content or practices of any linked site.
8. Changes
We may update these terms from time to time. The current version always appears on this page.
9. Quotations, payments and variations
Quotations and estimates
Unless we say otherwise in writing, our quotations are valid for 30 days from the date of issue. A quotation is not a binding contract; a contract is formed only when both parties sign a written agreement or you accept the quotation in writing and we confirm acceptance. We reserve the right to revise a quotation if the scope of work changes, if site conditions differ materially from those assumed, or if hidden defects are discovered once work begins.
Deposits and payment terms
Unless agreed otherwise in writing:
- A deposit may be required before work commences to cover materials and scheduling.
- On longer projects, interim (stage) payments will be invoiced as set out in the contract.
- Payments should be made by bank transfer to the account details shown on the invoice.
Late payment
Where a client is acting in the course of business, we reserve the right to charge statutory interest and compensation for late payment under the Late Payment of Commercial Debts (Interest) Act 1998 (currently 8% above the Bank of England base rate), together with reasonable recovery costs. We may also suspend works on any project where invoices remain unpaid beyond their due date, having given reasonable written notice.
Variations and additional works
Any change to the agreed scope of work — including additional items, substitutions, or works arising from unforeseen site conditions — is a "variation". Variations must be agreed in writing (email is sufficient) before the additional work is carried out, and may affect the price, timescale and any warranty applicable to that part of the work. We will provide a revised cost and time estimate for each variation wherever practical before proceeding.
Materials
Title in any materials supplied by us remains with IJM Building Services LTD until they have been paid for in full. Risk in materials passes to you on delivery to the site.
10. Consumer rights — 14-day cancellation (off-premises sales)
Where you are a consumer (not a business) and we enter into a contract with you away from our business premises — for example during a visit to your home or following a meeting at your property — you have the right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 to cancel that contract within 14 days without giving any reason.
The cancellation period ends 14 days after the day the contract is entered into. To exercise this right, you must inform us of your decision to cancel by a clear written statement (for example a letter sent by post or an email) before the 14-day period expires.

Effects of cancellation
If you cancel within the 14-day period we will reimburse all payments received from you, without undue delay and not later than 14 days after the day on which we are informed of your decision to cancel. Reimbursement will be made using the same means of payment you used for the initial transaction, unless you expressly agree otherwise.
Requesting work to start within the 14 days
If you ask us in writing to begin performance of the services during the 14-day cancellation period and you then cancel, you must pay us an amount which is in proportion to what has been performed up to the time you communicated your cancellation, in comparison with the full coverage of the contract. If the services are fully performed during the cancellation period at your express request, you lose the right to cancel.
11. Complaints procedure
We aim to provide a high standard of workmanship and customer service on every project. If something has gone wrong, we want the chance to put it right. Please follow the steps below.
Step 1 — Tell us about it
Submit your complaint in writing so we have a clear record. Please include:
- Your name, address and a contact number or email
- The site address and dates the work was carried out
- A description of the issue and, where possible, photos
- What you would like us to do to resolve it

Step 2 — Our response timeline
- Within 5 working days we will acknowledge your complaint in writing and confirm who is dealing with it.
- Within 14 working days we will investigate the issue. This may include a site visit at a mutually convenient time so we can inspect the work.
- Within 28 working days of acknowledgement we will provide a full written response setting out our findings and any remedial action, timescales or other resolution we propose.
If a complaint is particularly complex and we need more time, we will let you know in writing, explain why, and give you a revised date for our full response.
Step 3 — If you are not satisfied
If you are not happy with our response, please reply in writing within 14 days explaining what remains unresolved. A senior member of the company will review the matter and provide a final written response.
Independent options
If we cannot resolve the complaint between us, you may be able to refer the matter to an independent body. Consumers can seek free advice from Citizens Advice (0808 223 1133 or citizensadvice.org.uk), and ultimately have the right to take a dispute to the courts of England and Wales.
12. Governing law
These terms and any dispute arising out of them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
